Ownership

  • A Nest is privately owned aviation infrastructure designed for aircraft owners and flight departments who want long-term control over where and how they operate. 

     

    Each Nest combines aircraft storage with operational space for owners, executives, and flight crew. Unlike traditional hangar space leased from an airport or FBO, your Nest is owned by you. 

  • Nest owners purchase and own their individual unit while Blackbird Partners manages the maintenance and operations of the development.

  • Per FAA guidelines, airport ground leases are limited to a maximum term of 50 years, with Blackbird typically establishing lease terms ranging from 40-50 years. 

     

    At the expiration of the ground lease, the airport retains the right to assume ownership of improvements located on airport property (like most U.S. airports), including the buildings themselves. However, not all airports exercise this right.

  • Yes. Owners are free to sell their Nest to whomever they choose in the future should their operational needs change. 

  • Yes. Owners are permitted to sublease either all or a portion of their Nest, allowing flexibility for changing operational needs, fleet transitions, or shared-use arrangements.

  • The Small Nest is optimized for super-midsize aircraft, while comfortably accommodating turboprops, light jets, and midsize jets.

    The Large Nest is designed to accommodate any of today’s largest ultra-long-range aircraft.

  • Large Nests include dedicated ramp space designed specifically for that unit.

    Small Nests utilize a shared ramp space between two units, designed to allow efficient aircraft movement and day-to-day operations for both owners. 

  • Yes. Each Nest includes full-building climate control, including the hangar itself. 

     

    Hangar spaces are designed with radiant heating and HVAC systems to support year-round operational comfort for both aircraft and occupants. 

  • Yes. Each Nest includes full-building fire suppression (sprinkled), including the hangar itself. 

  • Yes. Each Nest includes emergency generator power for lighting, security, aircraft operations (hangar door & GPU plugs), appliances and essential HVAC. You may also upgrade to a whole building generator if you desire for everything to operate.

  • Yes. Owners can select from multiple Nest configurations, interior layouts, finish packages, and upgrade options. 

     

    For owners seeking a more tailored space, fully custom interior buildouts, including interior design is offered. 

  • To maintain a cohesive architectural identity across the development, exterior architecture cannot be modified. 

Operations & Management

  • The annual Condo Association Fee is designed to simplify ownership by coordinating the ongoing operation and maintenance of the development. 

     

    This includes items such as: 

    • Real estate taxes  

    • Ground lease rent  

    • Landscaping and snow removal  

    • Exterior maintenance and cleaning  

    • Building systems maintenance  

    • Security monitoring  

    • Exterior insurance coverage  

    • Professional property management  

     

    The goal is to allow owners to focus on operating their aircraft rather than managing the infrastructure around it. 

  • Aside from paying the annual Condo Association Fee, each owner maintains full responsibility for their individual interior space and day-to-day operations within their Nest. 

     

    This includes: 

    • Interior upkeep and maintenance  

    • Utilities (separately metered) 

    • Interior insurance coverage  

  • Blackbird Partners oversees the long-term management and maintenance of each development. 

  • No. Blackbird Partners does not provide any FBO services. 

     

    Instead, Blackbird establishes a preferred service agreement with an on-field FBO provider offering Nest owners preferred rates on services such as fueling, tugging, and line support, while owners still retain the flexibility to utilize any FBO operating on the airfield. 

  • Each development is designed to allow free-flowing vehicular access throughout the site while maintaining a layered approach to privacy, access control, and operational security. 

     

    Security measures include: 

    • Development-wide camera coverage with 24/7 active monitoring  

    • Controlled airside access  

    • Owner-controlled access zones and cameras within each Nest  

    • Secure vehicular access directly into the hangar  

    • Privacy fencing throughout the development
